The fully leased 33,296 square foot flexible office building at 6707 Winchester Circle in Boulder has a new owner.
Denver-based Evermore Partners LLC, through holding company EM 6707 Propco LLC, purchased the building from Ivy Winchester Property LLC, an affiliate of New Jersey-based commercial real estate investor Ivy Realty Services LLC for $8.8 million, according to Boulder County property documents.
The building was last traded in 2018 for $5.5 million, according to public real estate records.
“Completely remodeled in 2016, 6707 Winchester features 28,832 square feet of office and laboratory space and 4,000 square feet of warehousing and distribution space,” according to a press release from commercial broker Jones Lang. LaSalle, who represented the seller. “The storage space offers three dock-height doors and a roll-up door. On-site amenities include: a fitness center with showers and changing rooms, an outdoor deck with BBQ, and bike storage. The property is fully leased to four tenants with life science companies accounting for 33% of the rental roll.
Tenants of the Winchester Circle property include biopharmaceutical producer OnKure Inc. and Namaste Solar Electric Inc.
Ivy Realty has been active in the local market in recent years, including selling an office building in Boulder leased to Apple Inc. (Nasdaq: AAPL) in 2019, purchasing retail space in Longmont that houses digital graphics company Big Circle Graphics Inc. format in 2021, and picking up a two-building campus in Longmont this year that houses the Boulder County Front Range Community College campus.
