“Kolter is extremely bullish on the Atlanta market and recognizes the immense potential for residential growth in its surrounding neighborhoods,” Bob Vail, president of Kolter Urban, said in a press release. “We are delighted to begin construction on The Dillon and deliver luxurious residences in the prestigious community of Buckhead. The Dillon has been carefully designed to reflect the rich history of the Buckhead area while simultaneously adding complementary concepts to enhance modern living. We look forward to welcoming residents to their new home in 2024.”

Designed by an Atlanta-based architectural firm The Preston Partnership with interiors of ID & Design International, The Dillon will offer one-, two-, and three-bedroom residences — most with dens — ranging from 1,400 to 2,500 square feet. The residences will feature a contemporary design with wide engineered hardwood floors paired with floor-to-ceiling windows.

The property also offers the top three floors of “luxurious estate designs” and a penthouse level ranging from 2,500 to just under 3,800 square feet with 12-foot ceilings and floor-to-ceiling windows.

Prices for one to three bedroom residences range from $800,000 and estate and penthouse residences from $2 million.

Spanning over an acre, the Dillon’s collection of indoor and outdoor amenities includes a social room available for private resident events; a theater room with recliners and a popcorn bar; The Library, a resident-only speakeasy lounge with scheduled weekly events; a games room and designer-furnished guest suites available to private residents. Outdoor social areas on the spectacular raised amenity deck include a swimming pool with contemporary cabanas, a pickleball court, outdoor gathering spaces, a large lawn for events and a dog park.

Additional amenities include a fitness center with high-tech cardio and weight-training equipment, an outdoor yoga lawn, and an under-glass personal movement and training studio. The Hub, a multipurpose work-from-home lounge featuring private bookable rooms for working and studying, will connect to common meeting spaces where residents can both hold meetings and socialize. The Dillon will provide 24/7/365 controlled access entry points and a staffed lobby.
