New apartment complex planned for Kirkwood

KIRKWOOD (KMOV) – High Street Residential, the residential subsidiary of Trammell Crow Company, has announced plans for the company’s first multi-family project in the Greater St. Louis area. Located at 416 N. Kirkwood Road in Kirkwood, MO, The James will rise five stories high and feature 152 apartments and over 7,000 square feet of retail space on the ground floor. The suburban development is expected to be delivered in early 2024.

“The James is located on a site in Kirkwood that is distinctly ‘urban suburban’, offering urban walking and access to great amenities in a suburban location. This creates an environment that is a highly desirable characteristic for tenants and that crosses generational boundaries,” said Josh Udelhofen, senior vice president of HSR’s Midwest office. “The last large-scale residential project developed in Kirkwood was delivered almost two decades ago, which means there is a significant lack of new supply. Our development is made possible by Kirkwood’s new zoning policies, which have been updated following recommendations made by the city’s new Comprehensive Plan and Downtown Master Plan. The James will be the first large-scale project developed under these new guidelines.

The James will feature a mix of studio and three-bedroom apartments, including a selection of one- and two-bedroom apartments with an additional den. Many units also offer private balconies or terraces. Residents of The James will have access to a collection of desirable amenities that includes a club room, private dining room, fitness center, home work center, laundry and exercise area for pets, as well as indoor bicycle storage and a repair salon. .

There will also be a large central amenity deck with a resort-style pool, grilling stations, outdoor games and a pergola. The building will offer 285 parking spaces, including 185 covered spaces exclusively for residents and 100 surface spaces for customers and commercial users. A new public square will be built and will provide access to the commercial offers of the development.

ESG Architecture & Design is the official architect and Brinkmann Constructors is the general contractor for the development.

The James is in the historic district of downtown Kirkwood, providing residents with walkable amenities that include a variety of restaurants, entertainment, and shopping. In addition to its historic CBD, Kirkwood has several community parks and a new state-of-the-art performing arts center. The community is easily accessible to major employers in the greater St. Louis area due to its proximity to three major freeways (I-44, I-64, and I-270). Almost all major employment centers in the region can be reached by vehicle within 20 minutes.
